We deliver real time accounting through AppFolio, which is the state-of-the-art software program for property management. WESTSTAR will assign a professional, experienced property manager to you that will handle all of your needs and address all of your concerns pertaining to your property or portfolio of properties.
MAINTENANCE & REPAIRS
ALL FIX is a division of WESTSTAR and has 16 full time maintenance technicians. ALL FIX can take care of all maintenance and repairs of your building. In addition to general maintenance and repairs, ALL FIX has gutted and completely rehabbed over 1000 units for our clients. We can do the same for you.
PROJECT MANAGEMENT
WESTSTAR holds a General Contractor’s license, allowing us to manage and execute any construction work your property may require. Our skilled technicians are experienced in everything from re-roofing, re-plumbing, exterior painting, window replacement, and landscaping.
Leasing
Keeping up with the constantly shifting rental market can be challenging. WESTSTAR is constantly analyzing market trends to determine the optimal rent for your units and craft a strategic marketing plan designed to lease your properties quickly to well qualified tenants at the highest possible rent.

We use AppFolio as our accounting software, which provides owners with real time accounting. Through AppFolio we provide every financial detail of your property with precision. WESTSTAR handles all property related payments, including mortgage payments, property taxes, and insurance payments.
Rent Control
Navigating the complexities of state and city rent control laws can be challenging. Our team is well-versed in all aspects of rent control laws and compliance with governmental agencies. We work with our clients to make sure that your property adheres to all legal requirements, protecting your investment and maintaining a positive relationship with your tenants. Subsidized Tenants
Managing properties with tenants that receive rent subsidies requires a unique set of skills and knowledge. We are experts in Section 8, Path, Brilliant Corners, Harbor Interfaith, Downtown Women’s Center, Good Neighbors, and other rent subsidy programs. We handle all the necessary paperwork and coordinate with relevant agencies to help tenants obtain necessary subsidies. HOW IT WORKS
Step-by-Step Property Onboarding
Meet with the property owner to discuss their goals, expectations, and property specifics.
Conduct a property assessment to evaluate condition, necessary repairs, etc. (by phone or at the property.)
Gather and review property-related documentation (rent rolls, property directory, insurance, previous management history etc.)
Finalize and sign the property management agreement with the owner electronically.
Collect necessary documents-due diligence file (leases, property directory, tenant ledgers, service contracts, etc.)
Confirm insurance coverage and liability protection for both owner and management company.
Verify city/county property regulations and ensure compliance.
Set up necessary permits, licenses, vendors, and certifications as required by jurisdiction (business license, RSO paperwork, etc.).
Arrange for any initial safety inspections (insurance, fire, safety, accessibility, etc.).
Coordinate any required repairs, upgrades, or cleaning to ensure the property is in tip top condition.
Conduct a market analysis to determine optimal rental pricing.
Review comparable properties, location demand, and amenities to set competitive rates (if the property has any vacancy).
Consult with the property owner to finalize rental rates and or rental increase amounts for units that are eligible for an increase.
Prepare a listing with nice pictures and compelling descriptions.
Advertise the property across numerous online rental platforms.
